How a mold inspection works

First call

We capture the reason: visible growth, smell, post-water, health symptoms, real estate, or post-remediation. The reason changes the test plan.

Inspection day

Walk-through, moisture readings, and visible inspection. Air or surface samples taken at the right locations — outside as a control, inside in suspect areas.

Lab phase

Samples shipped same-day to an accredited lab (we use EMSL or equivalent). Standard turnaround is 3–5 business days; rush available for transactions.

Report

Plain-language report with photos, lab results, interpretation, and recommended next steps. Sent to whoever you authorize — homeowner, agent, attorney, adjuster.

What kind of test do I need?

For unexplained symptoms or a musty smell with no visible mold: air sampling. For visible growth you want identified: surface sampling. For real estate: usually both. We can decide on the call.

How long until I get results?

Standard lab turnaround is 3–5 business days from sample collection. Rush turnaround (next-day or 24-hour) is available, typically for real estate timelines.

Can I just buy a DIY test kit?

You can, and they are useful as a first signal. But DIY results are not admissible for insurance, real estate, or legal use because there is no chain of custody and no accredited lab record.

What happens if the test comes back bad?

The report tells you what species and at what levels, and recommends remediation scope if any. We refer you to remediation companies we trust but do not work for. The decision and the contract are yours.

Will the test results affect my home sale?

Possibly. The report is meant to be read fairly by buyers, sellers, and agents — neutral language, lab-stamped data, and clear recommendations. We have written reports that helped both sides close, depending on what was actually there.

How fast can you actually get here?
